How long is each landlord certificate valid?
The calculator uses the standard validity periods for England. These are the renewal intervals every private landlord needs to plan around.
| Certificate | Valid for | Who issues it |
|---|---|---|
| Gas Safety (CP12) | 12 months | Gas Safe registered engineer |
| EICR (electrical) | Up to 5 years | Qualified electrician (NICEIC / NAPIT) |
| EPC | 10 years | Accredited domestic energy assessor |
| Legionella risk assessment | Review ~every 2 years (no fixed legal period) | Competent person or assessor |
What about smoke alarms and deposit protection?
Two important obligations are not date-based, so they are not in the calculator. Smoke and carbon monoxide alarms must be tested at the start of every new tenancy rather than on a fixed cycle. A tenancy deposit must be protected in a government-approved scheme within 30 days of receiving it. Both still matter, they just are not renewal dates.
